Those added extras include digital versions of Forbidden West’s art book and soundtrack, some additional options in photo mode, and various cosmetic items that can be unlocked through story progression.
It was a contributing factor when I bought the FF7R Deluxe Edition. I love art books. Even if we are looking at the same images, it’s just not the same as flipping through a physical copy.

It’s absolutely not a reason I would purchase it. Like you said if it came with a physical book that would be a different story.
